SHIP Program

The City of Pensacola and Escambia County jointly participate in the State Housing Initiatives Partnership (SHIP) Program, referred to as the SHIP First-Time Home Buyers Program. The program is designed to assist families in obtaining affordable housing. We have received our 2017/2018 allocation.

Eligible low- and moderate-income families, who otherwise qualify for bank or private first mortgage financing, may qualify for up to $7,500 down payment and closing cost assistance. The monies are offered in the form of a grant, which is a forgivable loan.

Programs Requirements:

  • Applicant(s) cannot have owned a home or had ownership interest in homesteaded property in the last three years
  • Applicant’s total household income must be within the maximum income eligibility limits
  • Applicant(s) must have satisfactory credit history to secure the home loan
  • Must attend an eight (8) hour HUD certified home buyer education class prior to closing

HOME

The City of Pensacola and Escambia County jointly participate in the HOME Homebuyers Program. This program is designed to assist low income families obtain affordable housing. HOME funds will provide down payment and closing costs assistance, up to $12,500 which is offered in the form of a forgivable loan.

Program Requirements

  • Applicant(s) must be purchasing a newly constructed home or an existing home built AFTER 1978 within Escambia County or the City of Pensacola targeting Redevelopment Areas (CRA) designated areas (check address online)
  • Applicant(s) must have satisfactory credit history to secure the home loan
  • Applicant(s) must meet all the financial institution (lender) local, state, and federal loan requirement guidelines. View the income limits (PDF).
  • Must attend an eight hour HUD certified home buyer education class prior to closing.

HOMEBUYER EDUCATION CLASS

Both the SHIP and HOME homebuyer programs require completion of a pre-purchase homebuyer education class by a HUD certified counseling agency prior to closing on your home. Please plan ahead in scheduling your class with the counseling agency as classes fill up quickly.
